Our repair responsibilities
We are responsible for the maintenance and most of the repairs to the structure and outside of your home to ensure it is in good condition. We are also responsible for any fixtures and fittings inside your home which we have provided, such as kitchen units, pipes and heating systems. This responsibility covers fair wear and tear only.
- The Society must keep the structure and outside of your home in good repair, including gutters and downpipes
- The roof
- Outside walls, outside doors, windowsills, window catches and window frames
- To maintain all internal walls and doors
- Pathways, steps or other means of escape
- Maintenance and repair of all gas heating appliance and flues
- Plasterwork and the internal decoration of communal areas
- Boundary walls and fences
- Basins, sinks, baths, toilets, flushing systems and waste pipes. This includes maintenance and repair of external waste systems.
- Electric wiring including sockets and switches, gas and water pipes.
- Water heaters and central heating both communal and domestic installations
Your repair responsibilities
As a tenant of Sutton Housing Society you have certain responsibilities to maintain the inside of your home and carry out minor repairs. You are also responsible for items such as:
- Unblocking any blockages in sinks, baths and sanitary conveniences
- Replacing of fuses, light bulbs, fluorescent tubes, starters and LED lamps
- Replacing batteries in smoke or heat detectors
- Repairing dripping taps
- Replacing plugs and chains on sinks, baths and basins
- Replacing of domestic plugs and fuses
- If you lock yourself out of your home you will be re-charged for a contractor to attend and allow you access to your property. If you lose your property keys which results in the lock requiring changing this will also be a re-charge. If you require assistance about any security issue please contact us
- General household tasks such as, tightening screws, adjusting internal doors so they open and close over fitted carpets
- Maintaining any installation or appliances you have fitted yourself such as washing machines or fridges
- Replacing broken or cracked glass, although we will make your home safe following a break in, you must report it and have obtained a police incident number
- Decorating inside your home, including filling cracks in plaster unless large (over 3mm)
- Draught proofing
- Repairs to garden fences, gates and boundary walls
- Putting up your own blinds, curtain tracks, coat rails, coat hooks and shelving
- You are required to get our permission in writing for all alterations – eg: including installing a satellite dish, installing laminate or wood flooring. If you are in any doubt about whether you require permission please call us and ask
- You are also responsible for any repairs caused by neglect, carelessness or misuse by you, your family or visitors to your home whether internal or external
- Out of hours callouts for tenant responsibilities will be re-charged at the appropriate rate
